As housing prices soar, the need for apartments large enough for families is significant. Additionally, the overnight rental market has exploded, creating a severe need for larger units. Families are looking for affordable and comfortable housing, and lessees desire to secure annual leases on properties desirable for overnight rentals.
These locations are in high-demand markets with the potential for overnight rentals of this size and quality to bring visitors that increase local business activity.
There are no current competitors in these markets offering 3- and 4-bedroom units with house-sized amenities. The demand in these markets could attract future competition builds in the area.

The Opportunity...
New trends in accommodation rentals in seasonally attractive areas have seen private short-term rentals, such as those on Air BNB, soar, creating a shortfall in long-term rental availability of three and four-bedroom residences. Currently, there are no apartment-style accommodations available with more than three bedrooms. These two key criteria and the tax benefits the Opportunity Zones offer are the catalysts for our venture.

All of the buildings will be in the form of managed apartments; however, each location will house different building styles addressing the needs, demography, building code and natural beauty of its vicinity. The first 5 Units we built are free-standing units with their own private outdoor entertaining areas plus community picnic area. The next stage will have both duplex and multi-dwelling units, and each, similarly, will have its own private entertaining area of at around 400 square feet. The final stage will be complexes of 2, 3, 4 and 6 dwelling units, and again all will have spacious private entertaining areas as well as community picnic and BBQ spaces. Locations are chosen for desirability, proximity to good schools, high walkability score, and high-value recreational activities:
